What is Construction Management?

Construction Management is a professional service.  (See Services)   This service is offered by a licensed Contractor who applies effective management techniques to the planning and execution of construction projects for the purpose of controlling time, cost, and quality.  

 

The difference is in the working relationship between the Owner and the Contractor.  Construction Management has many advantages over traditional Fixed Price or Cost Plus contracting relationships.  (See Benefits)   One of the main differences lies in the relationship between the Construction Manager and the Owner.  Construction Managers are experienced and skillful builders who prefer to build homes in partnership with Owners.  The Construction Manager works for and with the Owner.  He is the Owner’s eyes and ears and represents the Owner and his/her best interests on a daily basis.  Few Owners have the knowledge and resources necessary to monitor or pay close continuing attention to all the details that can make or break a project.  Construction Management gives Owners better control of complex processes. Construction Management delivers high quality finished projects on time and without conflict of interest.                

 

Construction Management is fee based.  A flat fee amount is determined by the Construction Manager after his scope of work has been defined by the owner. A 10% deposit is paid to the Construction Manager upon signing of the Construction Management Contract. Another 10% of the total fee is retained by the owner until satisfactory completion of the project. The remaining 80% is divided by the number of months estimated to finish the project and paid to the Construction Manager monthly.
